This website is committed to ensuring that individuals with disabilities can access and use all features related to property search, listing details, virtual tours, disclosures, and contact forms. Efforts are ongoing to remove barriers in accordance with federal and state accessibility requirements, with the goal of enabling equal opportunity in housing and real estate services.

Regulatory Standards and Guidelines

Content on this site is designed to conform, wherever possible, to the Web Content Accessibility Guidelines (WCAG) 2.1 Level AA. Additionally, accessibility measures align with:

  • Americans with Disabilities Act (ADA) Title III, treating this website as a “place of public accommodation.”

  • Section 508 of the Rehabilitation Act, to the extent applicable to public-facing services.

  • California Government Code § 7405, requiring state and locally funded entities to ensure website accessibility.

  • California Unruh Civil Rights Act and Federal Fair Housing Act, both prohibiting discrimination in housing-related services and mandating accessible communication for prospective homebuyers and tenants.

Ongoing Testing and Continuous Improvement

Automated audits and manual testing with screen readers (such as NVDA, JAWS, and VoiceOver), keyboard-only navigation trials, and color-contrast analysis are conducted regularly. Third-party accessibility consultants are engaged periodically to review property gallery pages, mortgage calculator tools, PDF disclosures, and interactive maps. Remediation priorities are set to resolve identified issues promptly, ensuring that new content and features meet accessibility criteria.

Accessibility Features and Known Limitations

Features Implemented:

  • Proper use of semantic HTML elements, ARIA landmarks, and descriptive alt text for all property images and virtual tour media.

  • Keyboard operability throughout property search filters, form submissions, and menu navigation.

  • Resizable text controls, adaptable layouts for screen magnification, and adjustable line spacing.

  • Closed captions and transcripts for video walkthroughs of listed properties.

  • Accessible PDF disclosures and brochures, tagged for screen-reader compatibility.

 

Known Limitations:
Occasional interactive charts or third-party widgets may not fully conform to WCAG standards. If any barrier is encountered—such as improperly labeled controls or inaccessible embedded content—users are encouraged to report the issue so that a workaround or remediation can be provided.
